How long does a home inspection take?

Should I attend the inspection?

Attendance is encouraged but not required. Being present allows you to see issues firsthand and ask questions, but you will still receive a comprehensive report if you cannot attend.

Why use thermal imaging during inspections?

Thermal imaging is a powerful, non-invasive tool that helps reveal issues that aren’t visible to the naked eye. By detecting temperature differences in building materials, it can help identify concerns like hidden moisture intrusion, insulation gaps, air leaks, defective heating/cooling systems, and even overheating electrical components.

As part of my inspection process, thermal imaging adds an extra layer of insight—especially in areas where problems may be developing behind walls, ceilings, or floors. While it doesn’t replace a thorough visual inspection, it enhances it by helping pinpoint areas that may need closer evaluation.

In short, it allows me to provide a more informed, detailed assessment of the home—giving you greater confidence in your investment.

Do you offer radon testing?

Yes. We offer radon testing using professional-grade equipment. Radon is a naturally occurring radioactive gas that can pose serious health risks if elevated levels are present. Testing is the only way to know your home’s radon level.

How does radon testing work?

Radon testing typically involves placing a continuous radon monitor in the lowest livable level of the home for a minimum of 48 hours. After testing is complete, results are analyzed and included in your report.

Do you offer mold testing?

Yes. We offer mold testing and inspection using professional-grade equipment. Mold can develop in areas with excess moisture and may impact indoor air quality and health. Mold inspection helps identify if there are conditions within the house that can contribute to mold growth and testing identifies if elevated mold levels are present in the home.

How does mold testing work?

Mold testing typically involves collecting air and/or surface samples from the home. These samples are sent to a certified laboratory for analysis to determine the type and concentration of mold spores present. Results are then included in your report along with recommendations, if needed.

What is a sewer scope inspection?

A sewer scope inspection uses a specialized camera to visually inspect the home’s main sewer line. This helps identify issues such as blockages, root intrusion, cracks, or collapsed pipes that are not visible during a standard home inspection.

Why should I get a sewer scope inspection?

Sewer line repairs can be costly. A sewer scope inspection provides valuable insight into the condition of the sewer line before you purchase a home, helping you avoid unexpected expenses.

Do you offer well/ water testing?

Yes. We offer water testing for both city supplies and a more in depth test that we reccomend for well systems.

Wells:

  • Bacteriological analysis (coliform and E. coli)

  • 20 in 1 test for lead, nitrites/nitrates, water hardness, pH test, and multiple contaminants.

  • Flow rate (gallons per minute)

Basic City Water Test:

How is well water testing performed?

Water samples are collected following proper procedures and submitted to a certified laboratory for bacteriological analysis. Results are provided once lab testing is complete.

Is a home inspection a pass/fail test?
