Sample Reports

  • See exactly what you'll get after your inspection in Salida, Buena Vista, and the high country.

A home inspection is only as useful as the report that comes after it. Every Willis Home Inspections report is written to help buyers, sellers and agents understand a home quickly and decide what to do next, without wading through jargon.

  • Whats in your report?

    - Photos that matter, not hundreds that don't. We photograph deficiencies and areas you can't easily see yourself: inside the electrical panel, on top of the roof, in the crawl space. You won't scroll past dozens of pictures of things that are working fine.

    - Remaining service life estimates for the water heater, furnace and heating equipment, and the roof, so you know what may need replacing soon and can plan for it.

    - Thermal imaging that can reveal hidden moisture, insulation gaps and overheating electrical components.

    - Plain-language explanations of what each finding means and whether it needs repair or further evaluation.

    - Every major system covered, including the roof, structure, exterior, plumbing, electrical, heating and cooling, insulation and ventilation, following ASHI Standards of Practice.

    - Add-on results, including radon, sewer scope, water and mold testing when you order them.

  • Why it Matters?

-Written for mountain homes, Chaffee County and the surrounding high country face challenges that homes elsewhere don't: heavy snow loads, moisture management, and systems that age faster at elevation. Your report reflects what matters for a home here.

-For real estate agents, the report aims to be clear and calm to make for smoother negotiations. Findings are explained honestly without being alarmist, and with photos limited to what actually matters and service life estimates on major systems, your clients can quickly see what's important and what to plan for.
